Large Home, Land, and Close to the City? Why That’s So Hard to Find in San Diego
There’s a version of the same request we hear from buyers over and over: They want a large home, on usable land, close to everything.
It sounds reasonable… It’s not.
In most of San Diego, it’s getting harder and harder to find that combination (that isn’t priced at $2,000,000 or more).
If you stay closer to the coast or newer master-planned communities, you’ll get convenience and newer homes, but you often give up land, privacy, and flexibility.
If you go further out, you’ll get space… but often at the expense of accessibility, lifestyle, or overall home quality.
That middle ground is where the real opportunity is, and it’s also where inventory is the most limited.
That’s why areas like Southeast Escondido and the San Pasqual Valley are starting to stand out more; you can still find homes with size, usable outdoor space, and proximity to daily life without feeling like you’re making a major compromise in one direction or the other.
Buyers who expand their search slightly outside the obvious areas tend to see it immediately. More space. More options. Less of the “we’ll make it work” feeling that comes with trying to force a fit. The challenge is that these properties don’t come up often, and when they do, they tend to attract buyers who recognize the value quickly.
If you’ve been trying to find that combination and haven’t had much luck, 3109 Walden Glen is worth a look.
