Escondido vs 4S Ranch: Where Buyers Are Getting More Space for the Less Money
Many buyers looking for a single-family home close to strong schools and everyday amenities start their search in places like 4S Ranch and Del Sur. Those neighborhoods are familiar, well-marketed, and easy to default to. However, as prices have climbed, I’m seeing more buyers pause, question high Mello-Roos, the density of the neighborhoods, and ask a more important question: Am I actually getting what I want for what I’m spending?
In those communities, you’re often paying for location, schools, and infrastructure, all of which matter. But those benefits come with tradeoffs. Smaller lots, less privacy, and limited flexibility in how the property can be used are part of that equation.
The difference becomes much clearer when you look at the numbers.
Since June of last year, the average home selling between $1.65M–$1.75M in 4S Ranch has been approximately 2,236 square feet, with four bedrooms, on about 0.12 acres. Compare that to what’s available in parts of San Pasqual, where a similarly priced home can offer over 4,400 square feet, five bedrooms, and roughly 0.4 acres (double the size of home and lot).
That’s not a small difference. It’s a completely different living experience; more space inside, more usable space outside, and more flexibility in how the home functions day to day.
It’s not about one area being better than the other. It’s about alignment.
If what you value is newer construction and a highly structured community, 4S Ranch and Del Sur make sense. If what you value is space, privacy, and long-term flexibility, there are opportunities nearby that offer significantly more for the same investment.
The buyers who recognize that early tend to make more confident decisions, and often end up with a home that fits how they actually want to live, not just where they initially thought they should be.
